Exclusive Brokerage Agreement Addendum

Lease Renewal Services

1. THE PARTIES: This Lease Renewal Services Addendum ("Addendum") is entered into by and between Coldwell Banker Realty ("Broker"), through its Licensed Broker Associate, Victor M. Lopez ("Agent"), and the Property Owner/Landlord ("Client"). This document amends the existing Property Management or Exclusive Leasing Agreement for the property located at: .

2. PURPOSE & SCOPE: Client engages Broker to execute professional lease renewal services for the existing tenant currently occupying the premises. These services include, but are not limited to:

• Conducting an updated local market analysis to maximize rental income.
• Negotiating modified lease terms, rental increases, and lease duration.
• Drafting a legally compliant Chicago/Illinois Lease Renewal Agreement or Addendum.
• Ensuring compliance with the Chicago Residential Landlord and Tenant Ordinance (RLTO) and updated Illinois statutes.
• Managing electronic signature routing and secure document retention.

3. LEASE RENEWAL FEE STRUCTURE: For professional services rendered in successfully securing an executed lease renewal with an existing tenant, Client agrees to pay Broker a Tiered Lease Renewal Service Fee based on the newly negotiated gross monthly rental price.

4. DUAL AGENCY & ILLINOIS DISCLOSURES: Client acknowledges that Broker acts as a designated agent for the Client. If the lease renewal process requires intermediary action directly impacting tenant rights, Broker will maintain proper Illinois Real Estate Disclosure protocols.

5. COMPENSATION ROUTING COMPLIANCE: In strict compliance with the Illinois Real Estate License Act, Client understands and agrees that all fees, commissions, or compensation generated under this Addendum must and will be paid directly to Coldwell Banker Realty, and not directly to the individual Broker Associate.

6. BINDING EFFECT: All other terms, conditions, and provisions of the original underlying Brokerage or Property Management Agreement not modified by this Addendum remain in full force and effect.
